Low-Slope and Flat Roofing for Residential Buildings

Sierrans has almost 20 years as a roofing contractor installing flat roofs and low-slope roofs for residential applications. Flat or low-slope roofs differ from traditional roofs with steeper slopes. Common roofing materials like shingles will not last as long on flat roofs due to the increased exposure to sunlight and water. For this reason, Sierrans uses one of several options for a flat or low-slope roofing system.

Types of Flat Roof Systems

Sierrans has experience working with a variety of flat and low-slope roofing products. One of their professionals will discuss every option with you to determine which one is the best fit for your application and budget.

Flat and low-slope roof products can be done with the following products:

PVC

Polyvinyl chloride is a durable single-ply roofing membrane which performs well in residential and commercial applications. It is reflective and resists moisture by its heat-welded seams. Flat roofs with a PVC membrane can last up to 30 years if installed correctly.

EPDM

EPDM is a single-ply rubber-based membrane product which is popular for its strength and durability. Seams are sealed with adhesive, and with proper maintenance can last up to 20 years.

TPO

Thermoplastic polyolefin is a newer product that is a single-ply heat-welded membrane that is less expensive than PVC and provides a 10-year rating. TPO reflects solar heat which makes it the preferred choice where energy efficiency is desired.

Modified Bitument

Modified Bitumen is one of the most common residential low-slope roof system products. It combines hot asphalt with plastic and rubber additives which are layered between sheets of fiberglass or polyester. Lifespan will be determined by the number of layers.
